The parcel located at 640 Labore Road is approximately 1.56 acres, while the parcel at 675 Keller Parkway is approximately 1.07 acres. Both parcels are zoned R -1, Single Family Residential. The lots proposed for combination were originally one parcel, prior to a subdivision in 2000. At that time, the existing single family home remained on the west parcel, at 640 Labore Road. This property also contained a detached garage with driveway access off Labore Road. A single family home was constructed on the east property, 675 Keller Parkway, in 2000. ANALYSIS The applicant is proposing to combine two existing parcels, resulting in one 2.63 acre parcel. The request to combine these two lots would result in one lot with two principal structures, one detached garage, and a swimming pool. The applicant has indicated that the home and garage on the western portion of the site (640 Labore Road) are both substandard structures that will be removed as soon as possible. In removing these structures, the driveway off Labore Road would also be closed, leaving one access off Keller Parkway. Once these improvements are made, the combined parcel will be in conformance with all standards of the R -1 District.
