The property is zoned PUD. The purpose of the "PUD ", Planned Unit Development District is to provide for the integration and coordination of land parcels as well as the combination of varying types of residential, commercial and industrial uses. ANALYSIS All-American Recreation, Inc. is a company that specializes in the retail sale of pool tables, above ground swimming pools, whirlpool tubs, and other recreational equipment. The site was originally approved as a PUD in 1996. The use at that time was a 23,700 square foot operation in a commercial center with more than one half of the total floor area devoted to production and storage, and 3,000 square feet designated for outdoor display. The applicant is proposing to remodel a portion of their showroom for sales and display of small motorcycles, ATV's, and motor scooters. In a narrative submitted by the applicant, it is indicated that these products would be in addition to the existing pool tables, game tables, and swimming pools, and would be in a separate indoor display area. The existing showroom is 7,000 square feet. Additional sales and display will be accommodated by remodeling the existing showroom and expanding it to 15,600 square feet. No modifications are proposed for the building exterior.
