The site is located between <br />Old and New County Road C. The site is zoned R -1, Single Family Residential and is <br />guided for low density residential land uses. <br />The subdivision was reviewed at a conceptual stage in August of 2005. Issues raised <br />during that review included the overall cul -de -sac design, setbacks, vegetation and <br />buffering issues and maintenance within public right -of -ways. Below is a review of the <br />Preliminary Plat based upon the plans dated 10.31.05. <br />Comprehensive Plan and Zoning. The Comprehensive Plan guides this area for low - <br />density residential land uses. The site area is zoned R -1 Single Family Residential <br />District. The purpose of the R -1 District is to provide for low density single family <br />detached residential dwelling units and directly related complementary uses. In review <br />of the proposed subdivision, the overall layout and proposed single- family uses meet <br />the intent of the R -1 District and the policies of the Comprehensive Plan. <br />Lot Area and Setbacks. Below is review of the lot area and setback requirements of <br />the R -1 District and that which is proposed by the applicant. <br />R -1 District Requirement <br />Proposed <br />Lot Area (Interior) <br />10,000 square feet <br />11,850 square feet + <br />11,920 square feet <br />Lot Area (Corner) <br />11,000 square feet <br />Lot Width (Interior) <br />75 feet <br />Lot 5 is 70 feet <br />Lot Width (Corner) <br />80 feet <br />80 feet <br />
