As a condition of approval, the applicant will be required to provide a landscaping plan <br />and tree preservation plan. The landscaping plan should also include the overstory <br />trees proposed within each lot of the subdivision. <br />The grading plan indicates that the landscaping median will be a pond. If the City <br />recommends approval of the unique cul -de -sac design, the applicant must provide <br />additional plantings at the perimeter of the median. <br />Grading and Drainage. As indicated, the landscaped median and pond will be subject <br />to the review and approval of the City Engineer. The applicant has illustrated the <br />locations of all drainage and utility easements as part of the subdivision. The overall <br />grading, drainage, and stormwater plan will be subject to the review and approval of the <br />City Engineer. <br />Signage. If subdivision monuments are proposed by the applicant the location and <br />design must be provided on a revised site plan. <br />Development Agreement. As a condition of approval, the applicant will be required to <br />enter into a development agreement with the City of Little Canada. The applicant must <br />determine how areas within the right -of -way will be maintained and preserved. <br />Summary and Recommendation <br />If the City recommends approval of the Preliminary Plat, our office would recommend <br />that approval be based upon the following conditions. <br />1. Lot 5, Block 1 shall be revised to meet the minimum lot width requirement of the <br />Ordinance. <br />2. The applicant shall prepare a site plan to show the proposed locations of all building <br />pads within the site area. The locations of all building pads shall conform to the <br />setback requirements of the Ordinance. <br />3. As a condition of approval, Lot 1 of Block 1 shall be required to gain access from the <br />internal location off of the cul -de -sac. <br />4. The overall street design and layout is subject to the review and approval of the City <br />Engineer and Public Works Director. <br />5. The applicant shall be required to provide a landscaping plan and tree preservation <br />plan. The landscaping plan shall also include the overstory trees proposed within <br />each lot of the subdivision. Plantings located within the Right -Of -Way shall be <br />subject to the review and approval of the City. <br />3 <br />
