c‘4y Ydr(ce
515 Little Canada Road, Little Canada, MN 55117 -1600
(651) 766 -4029 / FAX: (651) 766 -4048
www.ci,little-eanada.mn.us
MEMORANDUM
TO: Mayor Blesener & Members of the City Council
FROM: Joel Hanson, City Administrator
DATE: February 3, 2006
RE: 2580 Edgerton
MAYOR
Bill Blesener
COUNCIL
Jim LaValle
Rick Montour
Barbara Allan
John Keis
ADMINISTRATOR
Joel R. Hanson
The City Council has previously been provided with the background infoccnation on this issue.
Staff feels it is important to note that if you approve the text amendment to allow recreational
uses in the front yard, verification of setback compliance is necessary for the Galba's rink/sport
court. If one assumes Edgerton is centered within its 66 -foot right -of -way, then it appears the
rink is about 22 feet off of the property line. (Keep in mind that the paved portion of Edgerton
may not be centered within the right -of -way.) Therefore, the property owner would need to
locate existing survey monuments or survey the property in order that setback compliance can be
determined. If setbacks do not comply, then the sport court would need to be moved to achieve
compliance.
The other issue that will need resolution is the maximum impervious surface area. Mr. Galba has
indicated he will comply with this requirement. If the approval is granted, it should be subject to
the receipt of a plan indicating how compliance will be achieved.
cc: Matt Galba
