The mall had not previously <br />received a Comprehensive Sign Plan approval, but a change from the former Mautz <br />Paint to Sherwin Williams has necessitated the approval. <br />Comprehensive Sign Plan approvals are required for multiple tenant commercial <br />buildings. For most situations, the Sign Ordinance limits commercial buildings to one or <br />two wall signs per building. However, this limitation does not permit multiple tenant <br />building to provide adequate communication for commercial tenants in the building. As <br />such, the ordinance establishes this process to allow for a greater number of signs, <br />while requiring City review to ensure that the overall signage is consistent with the City's <br />goals and regulations. <br />Signs are allowed up to a maximum of 15% of the "silhouette" of the front building <br />facade. For this parcel, the silhouette is 6,000 square feet in area (300 feet long by 20 <br />feet in height). At 15 %, the maximum total signage is allowed to be 900 square feet, <br />apportioned between tenant wall signs and the building freestanding signs. Based on <br />the original layout of this parcel, the property was granted two freestanding signs — one <br />on Minnesota Avenue and one along Highway 36 (Viking Drive).
