The Preserve <br />Development Contract <br />water to the pursuant to the approved Storm Water Pollution Prevention Plan (SWPPP) and to <br />the City Engineer's satisfaction. <br />17. The Developer shall install Plat monuments within prior to the issuance of any <br />building permits within the Plat. Said monuments shall be installed and certified by a registered <br />land surveyor. Monument locations must thereafter be verified prior to the issuance of any <br />Certificates of Occupancy for houses constructed within the development. <br />18. Developer shall instruct his engineer to provide adequate field inspection personnel <br />to ensure the project is constructed in accordance with approved plans and specifications. In <br />addition, the City's Engineer, at Developer's expense, shall also inspect the construction of <br />Required Improvements for the purpose of certifying the same and recommending acceptance by <br />City. Developer shall also complete construction staking for the project at Developer's expense. <br />19. An as -built survey will be required to verify elevations of each structure. <br />Required Improvements <br />20. The Required Improvements include: the lowering of the three Magellan pipelines <br />to facilitate the construction of Preserve Trail; public streets to serve the Plat; the construction of <br />water main and services; the extension of sanitary sewer main and services; storm sewer and <br />ponding; grading; establishment of vegetation, paving; concrete curb and gutter; street signage <br />and lighting. Any lighting that may become an ongoing City expense shall be coordinated with <br />the City and Xcel Energy to minimize future operational costs with Developer to bear system <br />installation costs to allow City to attain Xcel Energy's "Customer Owned Group V" rate. All <br />such Required Improvements, except the final lift of blacktop on the road, shall be completed on <br />or before October 31, 2006, at Developer's expense. The final lift of blacktop must be <br />completed by July 1, 2007. Original plans or subsequent changes for said Required <br />Improvements shall be provided to the City Engineer and shall be in accordance with City <br />_6_ <br />
