Consolidation and Reorganization <br />The proposed ordinance consolidates existing standards for residential garages and accessory structures <br />into a unified framework. Chapter 914 has been amended to include clear Conditional Use Permit <br />(CUP) standards for detached accessory buildings, consistent with the purpose of that chapter. <br />Section 915.020 now serves as the central location for all accessory building and structure standards, <br />including decks and patios. <br />Existing Section 915.070, “Dwelling Unit Restrictions,” has been revised and incorporated to establish <br />standards for Accessory Dwelling Units (ADUs) while retaining relevant provisions from the current <br />code. <br /> <br />2. Accessory Buildings – Residential <br />Attached accessory buildings are defined as part of the principal structure. <br />Each single-family residential lot may have up to three detached accessory buildings with a combined <br />total area not exceeding 1,500 square feet. No single accessory building can be greater than 75% of the <br />footprint of the home. All accessory buildings must comply with district impervious surface limits and <br />may not occupy more than 35 percent of the rear yard. <br /> <br />For multifamily properties and common interest communities, new detached accessory buildings will be <br />reviewed through the site plan review process. <br /> <br />3.
