The City may approve accessory buildings or structures exceeding the maximum size, cumulative floor <br />area, or number permitted by district standards, or constructed of otherwise prohibited exterior <br />materials, through a Conditional Use Permit, subject to the standards of Section 914.130 and Section <br />917.070. <br /> <br />SECTION 3. Section 915.040 of the Little Canada Zoning Ordinance is repealed in its entirety. <br /> <br />SECTION 4. Section 915.040 of the Little Canada Zoning Ordinance is adopted to read as follows: <br />915.040 Construction Materials, Exterior <br />A. Pole-Type Buildings <br />Pole-type buildings or post-frame construction, defined as structures whose primary structural support <br />consists of wood or metal posts embedded directly in the ground without a continuous foundation, are <br />prohibited as principal buildings in all zoning dist ricts. <br />B. Exterior Materials <br />All buildings in Residential, Commercial, and Industrial Districts shall be constructed of durable, <br />weather-resistant, and finished materials compatible with the character of the district. Acceptable <br />exterior materials include, but are not limited to, maso nry, stone, precast concrete, architectural <br />concrete panels, wood siding of proven durability, fiber cement siding, stucco or stucco -like products, <br />glass curtain walls, and architectural metal panels. <br />C. Prohibited Materials <br />Unfinished metal panels, corrugated steel, shipping containers, and other repurposed materials not <br />intended for permanent exterior use are prohibited as exterior finishes unless otherwise stated in this <br />code. <br />D. Maintenance of Exterior Materials. <br />All exterior materials shall be maintained in good repair and free from damage, peeling, significant <br />cracking, fading, or other conditions that create an unsightly appearance or reduce the durability of the <br />structure. Materials that become deteriorated or unsightly shall be repaired or replaced with <br />comparable materials to maintain a finished exterior consistent with subsection B. <br />E. Determination of Comparable Materials <br />The Zoning Administrator may approve exterior materials not listed in subsection B if they are of <br />comparable durability, finish quality, and aesthetic compatibility. Materials listed in subsection C are <br />prohibited unless the Zoning Administrator determines that the proposed use and treatment will <br />achieve durability, weather resistance, and aesthetic compatibility comparable to materials permitted <br />in subsection B. The Zoning Administrator may require elevations and material samples to make this <br />determination. <br /> <br />SECTION 5. Section 915.070 of the Little Canada Zoning Ordinance is repealed in its entirety. <br /> <br />SECTION 6. Section 915.070 of the Little Canada Zoning Ordinance is adopted to read as follows: <br />915.070 Dwelling Units and Accessory Dwelling Units (ADUs) <br />A. Purpose <br />The purpose of this section is to establish general standards for dwellings and accessory dwelling units <br />(ADUs) to ensure that all residential living spaces are safe, code-compliant, and compatible with <br />surrounding development. These provisions clarify limitations on non-dwelling structures being used for <br />habitation and provide regulations for the development of detached ADUs that expand housing options <br />while maintaining the scale and character of existing neighborhoods. <br /> <br /> <br />B. General Restrictions <br />1. No cellar, garage, tent, accessory building, trailer, or recreational vehicle shall be used as an <br />independent dwelling unit except where specifically permitted as an Accessory Dwelling Unit <br />under this section. <br />2. Basements may be used as living quarters or rooms that are part of a residential dwelling, provided <br />such rooms meet all applicable building and fire codes.
