The City of Little Canada <br />would sell the parcel to the Watershed District if the Conditional Use Permit is approved. <br />The application also includes a property division and lot combination. The applicants <br />are proposing to purchase a portion of the Norms Tire property and combine it with the <br />City lot to create the building site shown in the plans. <br />The site is zoned "P” — Public Zoning District. Local Government buildings are <br />Conditional Uses in this district, subject to certain conditions. Those conditions include <br />the following: <br />D. Other local and regional government buildings, provided that: <br />1. The use meets all zoning regulations, including environmental zoning <br />standards. <br />2. No outdoor storage of materials, equipment, or trucks is permitted. <br />3. All parking areas are screened from view of adjoining residential zoning <br />districts or the public right -of -way. <br />The Watershed District proposes to develop the site with an office building of <br />approximately 5,400 square feet, plus an accessory garage building of 1,140 square <br />feet. The building meets the technical requirements of the Public zoning district <br />regulations. The RWMWD has indicated that they intend this building to be an <br />environmentally friendly building, and have designed the site improvements to minimize <br />
