The Watershed is proposing a 15 foot side yard setback for their proposed building from
the Noel Drive right -of -way. We would request from a public safety standpoint that the
City require an increased setbacic from the side yard abutting Noel Drive. Given the
building will be located on what essentially is a corner, an increased setback will improve
traffic visibility. It is our belief that to place a building 15 feet from the right -of -way in
this very tight area is too close and will create an unsafe situation.
There is also the potential that the Watershed could sell this building at some point in the
future. To sell to a non- public entity would require a rezoning of the property, likely to
General- Business (B -3). The result would be that the 15 -foot side yard setback would be
non - conformity in the B -3 District.
The Watershed has options for providing for this increased setback Some of those
would include pushing the building back, tightening up the "V" in the design of the
building, reducing the width of the board room and all purpose room, or a combination of
these.
We realize the property's size and shape makes it challenging to develop, but we would
point out the Watershed is proposing a lot of building on this unique property. As this
property is developed, we would ask that consideration be given to the adjacent
residential neighborhood as well as to public safety.
Thank you for your consideration.
Sincerely,
Roger and Kathy Glanzer
2805 Noel Drive
Little Canada, N1N 55117
651- 433 -5219
