Memo <br />11.144111% CI- - ASSOCIATES <br />TRUL NURTR <br />TO: Joel Hanson, City Administrator <br />FROM: Lee Elfering, City Engineer <br />DATE: July 13, 2005 <br />RE: Cost of Utility Service to MAC Properties Site <br />As requested, we have investigated the possibility of providing utility service to the <br />property owned by MAC Properties located south of Woodlawn Avenue just east of the <br />railroad tracks. This site is a possible site for a new Public Works Garage. <br />Sanitary Sewer <br />There are only two options for providing sanitary sewer service to the property. The first <br />would be to extend a gravity sewer line from the existing lift station near the intersection <br />of Woodlyn Avenue and Sandberg Road. This option would require the acquisition of an <br />easement approximately 160 feet long by 30 feet wide south of Sandberg Road to <br />access the property. The exact location of the building is unknown but we have <br />estimated that approximately 760 feet of 8" sanitary main would be needed to serve a <br />building on the west side of the property. This easement could also be used as a <br />second access to the property if acquired as such. In the estimate we have provided for <br />a $4.00 per square foot cost for the easement. It may be possible to provide sanitary <br />sewer service to the two properties to the south of the existing site in question with this <br />line as well and assessments to these properties could be used to help pay for the line if <br />service was provided. <br />The second option would be to install a grinder pump in the building and lift the sewage <br />to the manhole just east of the tracks within the Soo Lane right -of -way. The size of the <br />forcemain, as well as the cost of the grinder pump will be dependent on the anticipated <br />amount of flow and the length of the forcemain. This option would not provide any future <br />service to the properties to the south. <br />Service Method <br />Gravity Sewer <br />Forcemain Grinder Pump <br />Construction Cost <br />$77,200.00 <br />$30,000.00 <br />Watermain <br />There is an existing watermain stub on Soo Lane that could be extended for service to <br />the property. At this time we have estimated a 270 foot extension of the 8 inch main and <br />the addition of one hydrant on the end of the line. This extension would be sufficient to <br />provide water service to the middle of the lot on the west side. Again the exact location <br />of the building is unknown at this time and additional hydrants may be needed for fire <br />protection.
