B. Semi -truck or trailer parking as an accessory use, provided: <br />1. Parking area including stalls, drive aisles, and maneuvering area, and in <br />combination with storage area as defined in Section 918.040, A, is equal to <br />no more than seventy -five (75) percent of the gross floor area of the principal <br />structure or twenty -five (25) percent of the lot area, whichever is less. <br />2. The area is fenced and screened from view of neighboring residential uses <br />and districts in compliance with Section 903.020, G of this Ordinance. <br />3. Storage is screened from view of the public right -of -way in compliance with <br />Section 903.020, G of this Ordinance. <br />4. Storage area is black top or concrete. <br />5. All lighting shall be hooded and so directed that the light source shall not be <br />visible from the public right -of -way or from neighboring residences and shall <br />be in compliance with Section 903.030, I of this Ordinance. <br />6. Area does not take up parking as required for conformity to this Ordinance. <br />7. The provisions of Section 921.010, C of this Ordinance are considered and <br />satisfactorily met. <br />918 -3 <br />
