• Higher density should allow the townhome unit prices to be in the $250,000 to <br />$300,000 range. This range should result in quality housing without overpricing <br />the market. <br />• Higher density should generate a high land price for the City. <br />• An increase in density from R -1 seems appropriate as a transitional zone from the <br />single family uses in Little Canada and the mobile home park in Vadnais Heights <br />especially when considering the single - family uses are predominately on the south <br />side of Twin Lake Boulevard. <br />• A townhome development and the resulting association should provide greater <br />controls of common areas and ponding to improvement appearance and <br />maintenance. <br />• A townhome development will likely have more "empty nesters" thereby <br />minimizing vehicle trips per unit. <br />Staff stated they would be recommending a "Request for Proposals" process to the City Council <br />at the July 27th meeting. An RFP process can allow the City to select a developer that best meets <br />our objectives for development of the site and provide us with even greater control than can be <br />gained from just land use controls. In this process, staff is proposing the City complete the <br />following information as part of the RFP info packet: <br />✓ Boundary Survey <br />✓ Topographic Survey <br />✓ Soils Survey <br />✓ Significant Tree Survey <br />✓ Title Work <br />✓ Appraisal of the Site <br />In this way, all prospective developers will have the same information to generate their concepts. <br />We would require each proposal to be accompanied by a deposit to reimburse us for our costs to <br />prepare the above information. The deposit would then be collected from only the selected <br />developer. <br />Those present felt this was a reasonable approach. <br />The City Administrator thanked those present for attending and invited them to the meeting on <br />the 27`h. <br />3 <br />
