I contacted two <br />roofing companies to evaluate the roof condition and to provide a quote for any needed repairs. <br />These companies also indicated that should repairs be necessary, they could complete the work <br />yet this fall. <br />Both contractors have indicated that while most of the damage and wear is on the east side of the <br />building, the entire roof is in need of replacement due to cracked and brittle shingles. The City <br />offices portion of the roof has outlived its life expectancy. While the History Center portion of <br />the building is only about eight years old, the contractors have recommended that this portion be <br />replaced as well due to cracked and curled shingles. It would also help to ensure a color match. <br />Proposals from the two contractors are as follows: <br />Entire Bldg. Less History Ctr. <br />Krech Exteriors $22,000 $13,220 <br />Sela Roofing $16,524 $12,476 <br />This repair has not been budgeted, but is necessary in order to prevent further damage. I <br />recommend approval of the bid from Sela Roofing in the amount of $16,524. I will have our <br />Building Official inspect the roof in order to assist in making the final decision on whether to do <br />the entire roof or not. I have discussed funding with the Finance Director who recommends that <br />the cost be paid from the Capital Improvement Fund. <br />Staff is also in the process of obtaining proposals to replace the four windows on the east side of <br />the building. These windows have rotted due to age and water damage, and the replacement <br />should occur yet this fall.
