Suite 202, Golden Valley, MN 55422 <br />Telephone: 763.231 .2555 Facsimile: 763,231 .2561 planners @nacplanning.com <br />MEMORANDUM <br />TO: Little Canada Mayor and City Council <br />FROM: Stephen Grittman <br />DATE: May 20, 2005 <br />RE: Little Canada ā I -P Outdoor Storage <br />FILE NO: 758.10 - 05.02 <br />The Planning Commission discussed the Outdoor Storage ordinance in the Industrial <br />Park zoning district. In this report, we have summarized the Commission's discussion <br />on each item, and provided a background of the regulations found in nearby <br />communities. The issues discussed by the Planning Commission are highlighted in <br />grey. <br />A. Open and outdoor storage as an accessory use, provided that: <br />1. Storage area, in combination with semi -truck or trailer parking as defined in <br />Section 918.040, B does not exceed: <br />seventy -five (75) percent of the gross floor area of the principal structure or <br />twenty -five (25) percent of the lot area, whichever is less. <br />The Planning Commission felt that the area requirements were <br />adequate and recommended no change to the existing regulations. <br />2. The area is fenced and screened from view of neighboring residential uses and <br />districts in compliance with Section 903.020, G of this Ordinance. <br />The current regulation require a complete screen, and allow fencing up <br />to eight feet in height. In the I -P District, required fencing is now wood <br />and /or masonry (not chain link). It was noted that a representative fence <br />could be seen at Tom's Auto on County Road Cā that fence is a 6 foot <br />high fence. The Planning Commission recommended that storage may be <br />higher than the existing fence regulations, but the applicants would need <br />to identify height at the time of application, as well as an appropriate plan <br />for screening as a part of the permit. <br />
