The existing attached garage is 600 square feet in area. <br />The new, detached garage would be 572 square feet in area, for a total of 1,172 square <br />feet. The parcel is located along the west side of Centerville Road, and the location of <br />the new detached garage would be adjacent to the rear fence line along Interstate 35E. <br />The building would meet the required 10 foot setbacks from side and rear property line. <br />The applicant shares a driveway with the neighbor to the north. The new garage would <br />access the back portion of the shared driveway. The site plan also shows an existing <br />shed in this location. The City's zoning regulations include a requirement that when a <br />Conditional Use Permit is granted for garage space of more than 1,000 square feet, the <br />applicant is not permitted to have additional accessory sheds, such as the existing shed <br />on the property. As a condition of approval of the CUP for an oversized garage, the <br />applicant should be required to remove the existing shed. <br />The site plan shows a rear yard area of what appears to be more than 10,000 square <br />feet in area. As such, the 572 square foot building easily complies with the maximum <br />10% rear yard requirement for detached second garages. <br />The applicant notes with the application that he will paint the new building to match <br />coloring on the existing home. Moreover, the applicant states that the new building will <br />be used for the storage of personal recreational and residential maintenance <br />equipment. No business use of the building is indicated by the application. <br />
