Summary and Recommendation <br />The zoning ordinance allows second garages which result in a total of between 1,000 <br />and 1,500 square feet by Conditional Use Permit with the conditions that the building <br />does not exceed 10% of the rear yard area, that the building is consistent in materials <br />and design to the principal building, and that no other accessory sheds are utilized on <br />the subject property. The application in this case appears to meet those conditions, <br />with the stipulation that the existing shed is removed from the property.
