▪ 1008.010 (c) There is no report from City Engineer verifying that <br />the proposed improvements meet the requirements of the City due to <br />deficiencies in the Developer's submittals as indicated in staff reports. <br />Commentary: Submittals are complete and the engineer has prepared his report <br />with comments in the materials to follow. <br />• 1008.010 (f) City Engineer has not approved all required <br />improvements to be installed under the provisions of this Ordinance due to <br />deficiencies in the Developer's submittals as indicated in staff reports. <br />Commentary: Submittals are complete and the engineer has prepared his report <br />with comments in the materials to follow. <br />• 1008.030 (c) The grading and drainage plan has not been approved <br />by the City Engineer due to deficiencies in the Developer's submittals as <br />indicated in staff reports. <br />Commentary: Submittals are complete and the engineer has prepared his report <br />with comments in the materials to follow. <br />• 1008.030 (f) Based on grading and drainage plan submitted with <br />the final plat, landscaping required by preliminary plat approval <br />(landscaping along south boundary of Preserve Court right-of-way) cannot <br />be complied with. <br />Commentary: This matter has been addressed. The Planner has commented in <br />his report to follow. <br />The proposed final plat of The Preserve is non-compliant with the preliminary <br />plat approval granted on October 23, 2002 based on the following <br />1. Grading and Drainage Issues <br />a. The Grading and Drainage Plan varies significantly from the <br />Preliminary Plat by increasing road elevations of Preserve Court by <br />two to three feet and by creating the need for several retaining walls <br />necessary to support building pad locations throughout the plat, <br />many of which encroach on the required wetland buffer, an area <br />that is to remain undisturbed. <br />Commentary: The revised final plat is more consistent with the preliminary plat <br />and with the discussions from staff meeting with developer on 9/1/05. <br />
