MINUTES <br />PLANNING COMMISSION <br />AUGUST 11, 2005 <br />Duray asked if there were different requirements for attached versus <br />detached garages. <br />The City Planner indicated that the 1,000 square foot limitation applied to <br />both attached and detached garages as well as the combination of the two. <br />Any garage square footage over 1,000 and up to 1,500 requires a CUP. <br />The Planner indicated that without the CUP, the additional 224 square feet <br />could be utilized as a shop area as described by Inman. <br />Knudsen indicated that he had no issue with the request, but asked the <br />Planner if approval created any sort of precedent. <br />The City Planner indicated that all setbacks are being met. He also <br />indicated that in reviewing the request the issues considered is how the <br />garage fits on the lot, does it fit with the scale of the house as well as the <br />character of the neighborhood. It was noted that the Inman lot is Large at <br />approximately 16,000 square feet. <br />There was no one from the general public present wishing to comment on <br />this matter. <br />Barraclough recommended approval of the Conditional Use Permit to <br />allow the construction of an attached garage over 1,000 square feet in size <br />(1,224 square feet) at 785 Allen Avenue as requested by Amy Inman. <br />Motion seconded by Rheaume. <br />Motion carried 7 — 0. <br />REZONING Mr. William Rust, Rust Architects, appeared before the Commission <br />& CUP — requesting approval of a Rezoning from High Density Residential (R -3) <br />151 COUNTY to Residential- Business (R -B) to allow an office space addition to an <br />ROAD B -2 — existing building and a Conditional Use Permit to allow a professional <br />INDIAN LAND office use in the R -B District. The property in question is located at <br />TENURE 151 County Road B -2 East owned by Indian Land Tenure Foundation. <br />FOUNDATION Rust reported that the Foundation is looking to expand its current <br />operation as well as improve the utilization of their existing space. <br />Pat Chase, Indian Land Tenure Foundation, reported that the Foundation is <br />a non - profit that assists Indian tribes and individuals throughout the <br />United States with land issues on reservations. The Foundation needs to <br />expand its current space to accommodate the addition of more staff. <br />Duray asked if the existing building would be remodeled. Rust replied <br />that he has proposed to the owner that the existing siding be replaced with <br />-2- <br />
