Hanson <br />www.ci.little-canada.mn.us <br />April 23, 2004 <br />Mr. George Collova <br />3175 Centerville Road <br />Vadnais Heights, MN 55127 <br />Re: Collova Estates Preliminary Plat and Rezoning <br />Dear Mr. Collova: <br />The City of Little Canada sent the proposed preliminary plat for Collova Estates to the Minnesota <br />Department of Transportation (MN DOT) for their review in determining whether or not the plat would meet <br />their requirements for sound wall construction as part of the Unweave the Weave project. As you can see <br />from the attached correspondence from Frank Paflco, MN DOT's Metro North Area Manager, the proposed <br />development does not meet their criteria; therefore, the cost of construction of the sound wall will not be <br />incurred as a part of the Unweave the Weave project. <br />MN DOT has reported that the proposed plat for the property lying within the City of Vadnais Heights does <br />meet their criteria, however. As a result, there will be a noise wall constructed along the Vadnais Heights <br />property abutting the Unweave the Weave project. This noise wall will extend into Little Canada by <br />approximately 118.3 feet. <br />Given MN DOT's position, there are two options available to you with regard to the proposed preliminary <br />plat and rezoning for Collova Estates. You can withdraw the plat and rezoning request, or they can proceed <br />through the development review process with the Council acting on them at the public hearing scheduled for <br />Wednesday, April 28, 2004.
