The age and overall condition of the present lighting makes this building an excellent candidate for retrofitting. I contacted several companies to bid the project but only received bicls from two. The indication I received from the various contacts was that this project has a very small margin of profit due to its size and the structure of Xcel Energy's rebate program. The proposal received includes replacement of ballasts and lamps in 51 florescent tube fixtures as well as 2 incandescent fixtures on both levels of the building. In addition to these energy saving improvements, the proposal also includes replacement of all lenses on the fixtures in the rental hall portion of the building. (All are either extensively discolored or cracked and broken.) Cost of the project includes both the standard Xcel Energy rebate plus a 30% bonus rebate that is in effect from 4/1/04 through 10/31/04. The annual operating cost savings identified in the audit is $767. The total payback time is 31.4 months. Bids received: Premier Lighting, Inc $2007 Hunt Electric Corp. $1996 Although this expenditure is not currently budgeted, I would recommend having Hunt Electric Corp. proceed with the project as soon as possible in order to take advantage of the current bonus rebate being offered by Xcel Energy.
