The property is zoned R -1, Single <br />Family, and is subject to the Shoreland Overlay District regulations. <br />Parcels in the R -1 District which are adjacent to the shoreline are required to have the <br />following characteristics: <br />Lot Area: <br />Lot Width: <br />Impervious surface: <br />15,000 square feet <br />75 feet (at both front and Lakeshore setbacks) <br />25 <br />Both parcels will have more than 20,000 square feet of lot area, and the minimum 75 <br />foot width is met at both the Lakeshore and front setback lines. The proposed lot line will <br />maintain the minimum 10 foot side yard setback from the existing house, and will not <br />result in a lot width or dimension that violates any zoning regulation. <br />The proposed building site for "Parcel A" will accommodate a house pad elevation that <br />is at the approximately elevation of County Road B2 without creating a driveway that is <br />overly sloped. No other apparent issues are raised by the proposed subdivision. <br />The primary issue for the applicant may be the ability to record the subdivision as a <br />"metes and bounds" legal description. The County Recorder occasionally rejects <br />recording for subdivisions that have complicated legal descriptions. In this case, it is <br />
