noted that "Parcel A" has a somewhat lengthy legal description, and "Parcel B" includes <br />both Abstract and Torrens property. It is possible that the County will require a plat, <br />rather than a metes and bounds description in order to record this subdivision. <br />The City's plat process requires a public hearing. This subdivision has been noticed as <br />a public hearing before the City Council, and will meet that requirement. Because the <br />subdivision meets the City's requirements for R -1 and Shoreland zoning, planning staff <br />recommends approval subject to the following: <br />Review and approval by the City Engineer for drainage, utility, and other <br />easement requirements. <br />Location of the building site in the area of the flat area of Parcel A, with a <br />driveway grade of no more than 5 %. <br />County Recorder acceptance of the metes and bounds subdivision <br />description. <br />In the event that the County rejects the proposed descriptions and requires a plat, the <br />City may consider the Preliminary and Final Plats together at a future meeting without <br />the need for a separate public hearing. <br />pc: Kathy Glanzer <br />Steve Westerhaus <br />Lee Elfering <br />Greg Schroeder <br />Mary Forbes, 601 E.
