'r n_,., <br />As requested during the last Council meeting the following facts have been compiled for <br />your review regarding the exterior storage. <br />• Prior to 1984, "auto wrecking, junk yard, used auto parts (open storage) and <br />similar uses "was allowed by Conditional Use Permit in the 1 -1 Light Industrial <br />District. <br />• In November of 1984, the Council adopted a resolution to amend section <br />914.040 of the zoning code relating to conditional uses in the 1 -1 Licht <br />Industrial District which eliminated auto wrecking, junk yard and used auto <br />parts (open storage) and similar uses (see attached). <br />•• Automobile Wrecking or Junk Yard is defined in our zoning ordinance as any <br />place where two (2) or more vehicles not in running condition and /or not <br />licensed, or parts thereof, are stored in the open and are not being restored <br />to operation or any land, building or structure used for wrecking or storing of <br />such motor vehicles or parts thereof; and including any commercial salvaging <br />and scavenging of any other goods, articles or merchandise. <br />• Automobile Repair Major is defined as major as general repair, rebuilding or <br />reconditioning of engines, motor vehicles or trailers; collision service, <br />including body, frame or fender straightening or repair; overall painting or <br />paint job; vehicle steam cleaning. <br />• Mr. Carlson has an automobile wholesaler (CUP) since 1985 and auto repair <br />license (renewed annually) with the City of Little Canada. <br />• Section 913.040 allows open and outdoor storage as a principal or accessory <br />use provided the conditions stated are met. An accessory use is defined as <br />a subordinate building or use that Is located upon the same lot an which the <br />main building or use is situated and which Is reasonably necessary and <br />Incidental to the conduct of the primary use of such building or main use. <br />- 3 0 - <br />
