MINUTES <br />PLANNING COMiMISSEON <br />AUGUST 12, 2004 <br />CUP FOR <br />TWO GARAGES - <br />782 ALLEN <br />AVENUE- <br />JAMES <br />KULOUSEK <br />Mrs. Erickson indicated that she would provide the sketch showing the <br />ability to place a garage on her lot. <br />Barraclough recommended approval of the Property Division subdividing <br />a parcel of property into two single - family lots at 761 LaBore Road as <br />requested by Mrs. Patricia Erickson subject to compliance with the <br />recommendations of the City Planner. <br />Motion seconded by Weihe. <br />Motion carried 6 -- 0. <br />Mr. James Kulousek appeared before the Commission requesting approval <br />to construct a detached garage on his property in addition to the attached <br />garage. Kulousek indicated that his total garage square footage would be <br />under 1,500 square feet. Kulousek presented a diagram that indicated <br />how driveway access to the second garage would occur. <br />The City Planner pointed out that the only outstanding issue was driveway <br />access for the second garage, and that issue has been addressed by the <br />diagram presented. <br />Kulousek reported that the second garage would be constructed to match <br />the house. Kulousek indicated that the second garage would be under the <br />15 -foot height maximum specified in the City Code. <br />Knudsen asked the intended use of the second garage. Kulousek reported <br />that he owns some classic cars. The garage would be used as a place to <br />restore and store these cars. The garage would not be used for business <br />purposes. <br />Rheaume asked if there would be electrical service to the garage. <br />Kulousek replied that he would be running electrical to the garage as well <br />as plumbing for a small sink. <br />Debbie Lancette, 791 LaBore Road, noted that she and her husband own <br />the adjacent property which has the potential for ten home sites. Lancette <br />expressed concern about a second garage for a property that already has a <br />3 -car attached garage. Lancette was concerned about the potential for the <br />development of more garages in the area than houses. Lancette pointed <br />out that there are mini - storage facilities that people can rent to store <br />equipment and materials than building garages. Lancette felt that the <br />garage would detract from the area as it develops. She was also concerned <br />
