In total, the existing garage and proposed detached garage would comprise 1,500 <br />square feet of accessory storage space. <br />The need for the conditional use permit relates to the desired construction of a second <br />garage on the property. The fact that the proposed building is of a size which can <br />accommodate a motor vehicles distinguishes it from a storage shed (for which a CUP <br />would not be required). <br />Setbacks. As shown on the submitted site plan. The applicants are proposing to <br />construct the garage in the rear yard of their property. <br />According to the ordinance, accessory buildings may be no closer than 10 feet from a <br />side or rear lot line or within 30 feet of a public right -of -way. <br />To be noted is that a future public street is planned on the east side of the subject <br />property. With this in mind, the proposed garage should not be closer to the east <br />property line than the existing residence. This setback, as well as the 10 foot rear yard <br />setback, have been satisfied. <br />Access. The submitted site plan does not illustrate a driveway to the proposed <br />accessory building. <br />Considering that a public street is anticipated on the east side of the subject property at <br />some future point, it is recommended that the site plan be revised to illustrate both <br />interim and long term driveway locations. Such site plan modification will avoid <br />questions regarding the need to process a CUP amendment (to address the driveway <br />location issue) at some future point. <br />Building Materials. The applicant has not submitted any information regarding the <br />appearance of the proposed garage. <br />As a condition of CUP approval, the design of the garage should be similar to the <br />existing house, replicating some of its architectural details (i.e. roof pitch). <br />Additionally, the finish materials (i.e. roofing, siding, facia etc) and color of the garage <br />should match the principal building. <br />Building Height. According to the ordinance, the proposed accessory building may not <br />exceed 15 feet in height. As a condition of CUP approval, the proposed building must <br />meet this requirement. <br />Building Use. As previously indicated, it is the applicant's intent to use the proposed <br />building primarily for storage and associated restoration of their "classic" automobiles. <br />3 <br />
