Hanson <br />vv-WW . ci.little- canada.mn.us <br />MEMORANDUM <br />TO: Mayor and members of the City Council <br />FROM: Greg Schroeder, Public Works Director <br />DATE: August 18, 2004 <br />RE: Lot Split 3069 Arcade Street <br />I have visited the site and reviewed the survey drawing for the proposed lot split at 3069 Arcade Street. <br />The following comments /recommendations are provided for your information: <br />1. Parcel C has two water and sewer services as shown on the attached sketch. A sewer service is <br />located within 10 feet of the water service. Based on field observations, it appears that the house on <br />Parcel C is using the northern water and sewer services. <br />2. The existing driveway and parking area for the house on Parcel C are located on the easement to <br />Parcel A (flag lot) should be relocated. Relocation should be done in a way not to adversely impact <br />the existing southern water service. <br />3. Parcel A (flag lot) does not have either a water nor sewer service. Connection to the southern <br />services may be possible provided an easement on parcel C would be obtained. If not they would <br />have to be connected to the mains.
