August 12, 2004 <br />Dear Mayor, City Councilmen & Planning Commission, <br />Please Accept This Letter As Part Of The Record In Regard To The Planning <br />Commission Slated For Thursday August 12, 2004 Line Item # 8 Property Division <br />Allowing A Lot Line Adjustment And Variance To Allow A Building On A Lot With No <br />Direct Public Street Frontage — 3069 Arcade Street — Oscar Lane - Correspondence 17 <br />—19. <br />It Is My Understanding That A Variance Is Requested To Reduce The Required 75' <br />Minimum Direct Public Street Frontage Required By The City Of Little Canada's City <br />Zoning Ordinance And City Design Standards Section 1006.020. (A) And To "Allow A <br />Building On A Lot With No Direct Public Street Frontage." <br />In Reviewing The Variances , Planning Commission Recommendations , Standards <br />Section 1010.010 Findings, I Respectfully Submit The Following Questions For <br />Record: <br />Question # 1 <br />In Considering A Variance For Above Property Does The Commission In Its Opinion <br />Recommend A Variance Because Of Undue Hardship Resulting In Requiring That A <br />Minimum Of 75' Be Required Per Zoning Code? <br />Question # 2 <br />In Considering A Variance For Above Property Does The Commission In Its Opinion <br />Prescribe Any Conditions That It Deems Necessary To Or Desirable For The Public <br />Interest? <br />Question it 3 <br />In Considering A Variance For Above Property Does The Commission In Its Opinion <br />Feel That There Are Special And Highly Unique Circumstances Or Conditions <br />Affecting This Property And Are Not Common To Other Properties In The City? <br />Question It 4 <br />In Considering A Variance For Above Property Does The Commission In Its Opinion <br />Deprive The Applicant Of The Reasonable And Minimum Use Of This Land? <br />Additional Questions: <br />Question # 5 <br />As You May Well Know There Is A Flooding Problem In The Area, Has The <br />Commission Considered The Impact In The Water Drainage And Flooding Problem <br />Both In Vacant Lot And Lots Adjoining On Greenbrier Street? <br />
