PLANNING REPORT <br />ras Park:, r1{1,. <br />TO: Little Canada Planning Commission <br />FROM: Bob Kirmis / Stephen Grittman <br />DATE: July 1, 2004 <br />RE: Little Canada - Adelman Accessory Building CUP <br />NAC FILE: 758.09 - 04.19 <br />BACKGOUND <br />Kurt Adelman has submitted a proposal to construct a 264 square foot (12' x 22') <br />detached accessory building /garage in the rear yard of his property located at 315 <br />Savage Lane. To accommodate the proposal, approval of a conditional use permit to <br />allow more than one garage structure (attached or detached) on the property is <br />necessary. <br />It is the intention of the applicant to use the proposed building for storage of personal <br />equipment including a boat, snowmobiles, lawn furniture etc. <br />Presently, a 644 square foot "tuck under" garage represents the only existing accessory <br />storage space on the property. <br />The subject property is zoned R -1, Single Family Residential. <br />Attached for reference: <br />Exhibit A - Site Location <br />Exhibit B - Site Plan <br />Exhibit C - Building Elevations <br />ISSUES ANALYSIS <br />CUF Evaluation Criteria.
