effects of the conditional use. The ordinance specifically states that the applicant must <br />demonstrate, by clear and convinclna evidence, the following: <br />1. That the proposed action has been considered in relation to the specific policies <br />and provisions of and has been found to be consistent with the official City <br />Comprehensive Land Use Plan. <br />2. That the proposed site is or will be compatible with present and future and .,s.s <br />of the area. <br />3. That the proposed use conforms with all performance standards of the <br />ordinance. <br />4. That the proposed use will not tend to or actually depreciate the aggregate <br />property values in the area in which the conditional use is proposed. <br />5. That the proposed use can be accommodated with existing public services and <br />will not overburden the City's service capacity. <br />6. That the development of the conditional use shall reflect the architectural <br />character of the buildings in the surrounding area in regard to the following: <br />a. Proportion, scale and roof line; and <br />b. Architectural style; and <br />c. Exterior finish materials <br />Area Requirements. According to Section 903.020.0.5 of the zoning ordinance, each <br />single family lot within the City is eligible for the following accessory structures: <br />1. One garage structure, whether attached or detached. <br />2. One recreational accessory building of no more than 160 square feet, and with <br />no horizontal dimension or more than 16 feet in length or width as a permitted <br />use. For the purposes of this ordinance a recreational accessory structure shall <br />be designed for temporary and seasonal occupancy, but shall not include <br />permanent storage of materials. Examples of such structures shall include <br />gazebos; detached porches, or similar buildings. <br />3. One accessory shed (not exceeding 120 square feet). <br />In addition to the preceding requirements. Section 903.020.0.5 of the ordinance states <br />that in no instance shall the total floor area of a garage and an accessory building(s) <br />exceed 1,500 square feet in size except by conditional use permit. <br />
