In total, the existing `tuck under' garage and proposed accessory building garage would <br />comprise 908 square feet cif accessory storage space. <br />The need for the conditional use permit relates to the desired construction of a second <br />Garage on the property. The fact that the proposed building includes a garage -style <br />door and is of a size which can accommodate a motor vehicle distinguishes it from other <br />accessory buildings. <br />Setbacks. As shown on the submitted site plan. The applicant is proposing to construct <br />the accessory building in the rear yard of his property. <br />According to the ordinance, accessory buildings may be no closer than 10 feet from a <br />side or rear lot line or within 30 feet of a public right -of -way. Additionally, a 50 foot <br />setback from the ordinary high water line of Savage Lake must be maintained and the <br />building may not be closer than 6 feet from another building (the existing home). <br />All applicable setback requirements have be satisfied. <br />Access. The submitted site plan does not illustrate a driveway to the proposed <br />accessory building. <br />While the building is technically considered a garage, it is not intended to be utilized as <br />a typical garage with personal vehicles being maneuvered in and out on a daily basis. <br />With this in mind, driveway access to the building is not considered necessary. <br />Building Materials. According to the applicant, the proposed accessory building is to <br />be of a design similar to the existing house, replicating some of its architectural details. <br />The applicant has further indicated that the detached structure will match the finish <br />materials of the principal building including siding, roofing facia etc. <br />While it may be assumed, it is recommended that the color of the accessory building <br />(siding and roofing) should likewise match that of the principal building. <br />Building Height. According to the ordinance, the proposed accessory building may not <br />exceed 15 feet in height. At approximately 11 feet in height, the building meets this <br />requirement. <br />Building Use. As previously indicated, it is the applicant's intent to utilize the proposed <br />accessory structure to store personal items including a boat, snowmobiles, lawn <br />furniture etc. <br />As a condition of OUP approval, no commercial of home occupation activities may be <br />conducted on the property. <br />
