MINUTES <br />PLANNING COL\4MISSION <br />JULY 3, 2004 <br />PROPERTY <br />DIVISION/ <br />COMBINATION <br />PRELIMINARY <br />AND FINAL <br />PLAT _ <br />Lenthe indicated that Were were other property owners in the <br />neighborhood opposed to the garage. He indicated that he would like to <br />see property values kept up., and Peit that a large garage abutting his <br />property and blocking sunlight would decrease his property value. Lenthe <br />felt there were other areas on the lot where the garage could be placed that <br />would be less intrusive on his property. <br />Adelmann pointed out that the Lenthe deck is less than three feet from the <br />property line, thus does not comply with the required live -foot setback for <br />decks. <br />Duray indicated that he understands Mr. Lenthe's position, but noted that <br />the proposal meets the City's code requirements. <br />Adelmann indicated that part of the reason he wants the second garage is <br />for additional inside storage space. Adelmann noted that the proposed <br />garage would match the house as closely as possible even to the point of <br />having brick on the front. <br />Rheaume noted that he understands the concerns expressed by Mr. Lenthe <br />regarding the impact to his deck. Rheaume pointed out, however, that the <br />proposal meets the City's code requirements. <br />Duray asked if Mr. Adelmann would be willing to add some screening. <br />Lenthe indicated that ivy or pine trees would break up the appearance of a <br />solid wall abutting his deck. Adelmann indicated that he would be willing <br />to add some reasonable landscaping- to soften the look of the structure. <br />Duray recommended approval of the Conditional Use Permit to allow a <br />second garage at 3 l5 Savage Lane in addition to the existing attached <br />itarage subject to compliance with the recommendations of the City <br />Planner and subject to Mr. Adelmann adding landscaping to provide some <br />screening of the garage from the adjacent property. <br />Motion seconded by Wojcik. <br />Motion carried 5 — 0. <br />Mr. George Rossez appeared before the Commission requesting approval <br />of a Property Division / Combination. Preliminary and Final Plat to <br />subdivide a oonion of 203 Australian Avenue and add it to property <br />located at 205 Little Canada Road. It was noted that the property in <br />question is zoned General Business iB -31. <br />
