This report is to be used in its entirety and only for the purpose for which it was rendered. <br />• HISTORY OF OWNERSHIP /ASSESSMENTS/TAXES: <br />The subject property has not transferred in the past five years. The current owner as indicated on <br />the Attorneys Certificate of Title is the City of Little Canada. The subject property is under city <br />ownership thus is tax exempt. <br />LEGAL DESCRIPTION: <br />The subject property is identified under two Property Identification Numbers: <br />PID 06- 29 -22 -11 -0001: Lot "E" and Lot 18 through Lot 20, Nadeau Addition, subject to easements <br />and roads. <br />PID 06- 29 -22 -11 -0002: Section 6, Township 29, Range 22 except the south 566.67 feet; Part lying <br />west of Highway 35E and South of Nadeau Addition of the Northeast Quarter of the Northeast <br />Quarter (NE % NE %) (subject to roads). <br />ZONING: <br />The current zoning of the subject property is `P" Public /Semi - Public District. The definition of this <br />'strict is as follows: <br />The purpose of the "P ". Public /Semi - Public District is to ensure City control over those lands now used publicly or <br />semi- publicly, by establishing City review procedures in the event of change in land use or activity. <br />Permitted uses under this zoning district are public regulated utility buildings, parks, public or semi- <br />public recreational buildings, public and private educational institutions, religious institutions and <br />cemeteries. There is no minimum lot size under this zoning. Required setbacks are, front yard 40 <br />feet, side setback of 15 feet non residential and 30 feet residential and rear yard is 30 feet. The <br />subject is improved with a Public Works garage and is in compliance with all zoning regulations. The <br />zoning regulations are located in the addendum of this report. <br />HIGHEST AND BEST USE: <br />Highest and Best Use is defined in The Dictionary of Real Estate Appraisal - Second Edition: <br />The reasonably probable and legal use of vacant land or an improved property; which is physically possible, appropriately <br />supported, financially feasible, and that results in the highest value. <br />The subject property is currently improved with a Public Works Garage along with outdoor storage in <br />the north portion of the lot. The south portion of the lot is mostly open and abuts a ponding area <br />which is within the existing highway right of way. The far south portion of the property is currently <br />being used for storage of wood chips for the residents of Little Canada, a Interim Use under the <br />.'rrent zoning regulations.
