EIGlH4 g. - ASSOQ1ATtS
December 2, 2004
File No. 120009E
Honorable Mayor and City Council
City of Little Canada
515 Little Canada Road E.
Little Canada, MN 55117 -1633
RE: GERVAIS HILLS DEVELOPMENT
CITY OF LITTLE CANADA
Dear Council Members:
thU 1041141
As requested we have reviewed the final plans and drainage calculations for the Gervais Hills
Development prepared by Stevens Engineers. All comments listed in our September 16, 2004
review letter have been addressed. As you are aware, the City requested that the developer
provide additional ponding in the northwest corner of the plat to allow for treatment storm water
runoff from outside the development. The developer has accommodated this request to the
extent possible without decreasing the number of lots within the development. The result is an
increase in dead storage of the pond by approximately 10,000 cubic feet, which was about a
750% increase in the amount of dead storage from the amount originally proposed. While this
will not provide full treatment of the storm water coming from the off -site area west along County
Road B2, it will significantly decrease the sediment entering Gervais Lake which was the goal of
the request.
Based upon on review and discussions with City staff we would recommend approval plat and
plans. If you have any questions regarding the above information, please feel free to call.
Sincerely,
Elfering & Associates
Lee Elfering
City Engineer
cc: Joel Hanson, City of Little Canada
Jim Debenedet, Stevens Engineers
Steve Grittman, NAC
City of Little Canada Planning Commission
C: \WINDOWS \Temporary Internet Files \OLKFI A3 \Ltr - 120204- council.doc
