The building will be divided into individual condominium units for sale to <br />occupants of the building. The site is zoned B -3, General Business, in which office <br />buildings are permitted uses. The site meets all of the basic zoning standards for <br />setbacks and other regulations. <br />The City requires that all buildings constructed in the commercial zoning districts <br />undergo an Architectural Review, according to the Architectural Guidelines applicable to <br />the district in which the project is located. The parcel in question is subject to the <br />General Commercial guidelines, since it does not front on Rice Street. <br />The building is a two -story structure that will have its narrow wall facing Little Canada <br />Road, and three entrance doors located along the longer east wall of the building. <br />Parking is located in front, along Little Canada Road, and to the rear — south of the <br />building. The parking supply meets the City's zoning standards at one space per 200 <br />square feet of net office area. <br />The building materials proposed for the structure are lap siding (the plans do not detail <br />the material — vinyl, steel, or other — with a sloped, shingled roof. The east wall of the <br />building also includes a "wainscot" of stone to about 3 feet in height and a band of <br />shrubs between the building and sidewalk. <br />The Architectural Guidelines indicate brick, stone, and similar materials are to be used <br />for exterior building siding. Other materials may be approved by ti i City Council. The <br />City Council will need to comment specifically on the proposed lap siding. <br />
