From an architectural standpoint, planning staff would make two recommendations.
1. First, each of the doorways is covered by a small awning structure, and a
single "side - light" is provided next to each door. Emphasizing the doors with
a larger cover structure and facade treatment would help to distinguish the
entryways to each office location.
2. The second comment relates to the stone wainscot. The shrub planting area
will hide most of this element. Planning staff would recommend raising the
height of the stone to the top of the door and window level. In addition,
wrapping the stone treatment to the north side facing Little Canada Road
would enhance the look of the most highly exposed building wall.
As a final comment, the applicant's drawings illustrate landscaping on the building
elevations, but no landscape plans have been submitted. These should be prepared for
final review, with specific attention to the front yard area, as well as screening of the
parking lot from adjoining residential uses.
Summary and Recommendation
The Architectural Guidelines require that building materials other than brick or stone be
approved by the City Council. The plans submitted for this project show lap siding of an
unspecified material. With regard to the stone facade treatment, additional stone should
be considered to the height of the first floor doors and windows, with a larger entry
structure to emphasize the door locations. In addition, the stone treatment should be
wrapped around to the north (front) side of the building. Finally, the applicant should
submit a landscaping plan for review prior to the City Council meeting, with an emphasis
on the front landscaping area and the south parking lot screening.
Pc: Kathy Glanzer
Steve Westerhaus
Lee Elfering
Greg Schroeder
Dave Rustad, 329 So.
