5) If a trash dumpster is to be Located in the rear service /dock area, a 6 -foot high cedar wood <br />staggered board fence must be installed along the perimeter of the squared portion of this service <br />area and extended to a point equal to the easterly line (extended) of the adjacent parking island. <br />Fence or landscaping, consisting of a row of evergreens, must match or begin at the end of this <br />fences and extend southward to the beginning the curved driveway section. <br />6) Any new signage (either mounted to the building's walls or monument /entrance styles), must be <br />approved for location and size by the City Planning Director, Separate building or zoning <br />permits must be approved by the Community Development Department, which includes the <br />Building Department. <br />7) Park dedication fees and stounwater dedication fees as required by City Code shall be paid prior <br />to issuance of any building permit. <br />8) The land use amendment is approved subject to the review and approval of the same land use <br />change by the Metropolitan Council.
