The top and bottom wall elevations should be <br />shown for these retaining walls. <br />3. It appears from the notations for retaining wall height on the southern two retaining walls, which <br />shows ±4 feet in height, that these walls are higher than 4 feet. <br />4. All flared end sections should be called out to be constructed using trash guards. <br />5. The outlet for the pond should have a rip rap and should be designed to allow this flow to spread <br />rather than concentrate down the slope onto Mayfair Road. <br />6. The applicant is proposing to construct a water main and sanitary sewer from the existing site to Twin <br />Lake Boulevard to the southeast of this site. This would connect to existing utilities in Twin Lake <br />Boulevard. It should be noted that the proposed water main, which is currently 12 inches in diameter, <br />is proposed as a public water main with the potential extension and "looped" through the 5 Star <br />Mobile Estates and connecting back to the water main on Twin Lake Boulevard. <br />7. It is our recommendation that the location of the water main and sanitary sewer be switched so that <br />the water main is now closest to the southern property line from this site. This would also locate the <br />water main on Twin Lake Boulevard along the existing edge of bituminous roadway. <br />8. The proposed sanitary sewer is proposed at 6 -inch in diameter. The sanitary sewer size is acceptable <br />for private service, however, the sanitary sewer that is to be constructed on Twin Lake Boulevard <br />should be public sanitary sewer, in which case the sanitary sewer between manhole 1 and manhole 4 <br />should be 8 inches in diameter. <br />9. The sanitary sewer castings called out for on the sanitary structure schedule should be revised to a <br />Neenah R1642 -B casting. <br />10. It is noted that the rim elevations for manholes 6, 7, 8 and 9 appear to be incorrect elevations and <br />should be checked and revised. <br />11. The sanitary sewer note 'A' calls for lock bolts on all castings. All the castings should not be <br />provided with bolted lids. <br />12. The applicant should provide separate potable and fire services to the building. These services should <br />have valves provided for each service. <br />13. It is our recommendation that the water main be extended to the westernmost property line for this <br />site in consideration for the future connection by the City of Vadnais IIeights. <br />14. A hydrant and gate valve should be provided at the end of the water main at Mayfair Road. <br />15. An additional gate valve should be provided between lots 17 and 16 of the City -owned parcels. <br />16. Additional fire hydrants should be provided on the proposed water main, one being near the <br />connection between the existing water main and the proposed water main and an additional one being <br />located near the gate valve near the upstream side of the water main near lot 17. <br />17. It is our recommendation that hydrant No. 1 be relocated to the north near the existing western <br />entrance. <br />18. We recommend that an additional gate valve be placed to the west of the hydrant lead for hydrant <br />No. 1. <br />19. A number of easements need to be provided onsite. A 10 -foot drainage and utility easement should be <br />provided along the right -of -way line with Vadnais Boulevard. A 5 -foot drainage and utility easement <br />- 3 6 - <br />
