A 20 -foot drainage and utility easement <br />should be provided along the southernmost property line and a drainage and utility easement should <br />be provided over the entire storm water pond area and 15 feet beyond the high water elevation. The <br />applicant should be responsible for drafting and the City of Vadnais Heights should grant an easement <br />across the remaining City lot for the extension of sanitary sewer down to Twin Lake Boulevard. <br />20. The proposed retaining wall near the greenhouse should be relocated out of the proposed 20 -foot <br />drainage and utility easement. <br />Details <br />1. The proposed pavement section should be labeled either 7 -ton or 9 -ton based on pavement design. <br />2. All water and sanitary utility details must conform with the City of Vadnais Heights standards. <br />Miscellaneous <br />1. The site should be reviewed by Vadnais Lake Area Water Management Organization (VLAWMO). <br />2. All retaining walls constructed over 4 feet in height, including below - ground construction, must be <br />designed by a licensed structural engineer in the State of Minnesota and calculations provided for <br />review. <br />3. A soils report with pipe bedding requirements and pavement R values must be provided. <br />4. Pavement design calculations for either a 7 -ton or 9 -ton design for the parking areas and driveways <br />must be provided. <br />5. Sanitary sewer and water service calculations must be provided to show that the services are large <br />enough to accept the proposed flows. <br />6. Currently, we have not received any lighting plans for this development. We are assuming at this <br />point that site lighting is being proposed, and a lighting plan and photometrics must be provided. <br />7. A drainage area map must be provided corresponding to the submitted storm water runoff <br />calculations. <br />SEH reconunends the design intent of this current submittal is acceptable and preliminary engineering <br />approval of this plan can be authorized.
