Planning Commission <br />We are the owners of one property adjacent to 2167 McMenemy. <br />The Purpose of the letter is to formally register our objection to this subdivision. <br />My Parents (Raymond and Evelyn Mitsch) originally purchased the property we now own <br />from Oscar and Pauline Lee in 1952. The Abstract of Title for that sale contains Declarations <br />Of Property Restrictions for the entire tract of land including the one in question, filed with <br />the State of Minnesota on July 2, 1952, #1284468, book 309, page 307, stating: "Tract shall <br />be used for Single Family Residence Purposes Only ". Although this does not specifically <br />state subdivisions were not allowed, I believe it is implied since the plural Residences was not <br />used. In addition, I was told numerous times by my parents, that the reason all the <br />surrounding homes were on large pieces of land, is that there were minimum acreage <br />requirements on the lots in this section of Little Canada. There are also Property restrictions <br />stating minimum residence cubic footage, which would come into play should this <br />subdivision be allowed. <br />Aside from those issues, we believe the proposed subdivision of this property (and the house <br />that would ultimately be built on it) would negatively affect values of the adjacent properties <br />and would look out of place. The current market value of the homes in this section of Little <br />Canada exceeds $500.000.00. A portion of those values certainly being the acreage the <br />homes occupy. But, also significant, are the privacy, seclusion and lack of urban sprawl that <br />come with these larger tracts of land. This subdivision, if approved, would allow a large <br />home (nobody builds anything else) to be placed on a relatively small lot.
