Hanson <br />City of Little Canada <br />515 Little Canada Road <br />Little Canada, Minnesota 55117 -1600 <br />Dear Mr. Hanson: <br />The City has been asked to make a decision on the matter of an approval of a Property <br />Division, subdividing a parcel of property into two single - family lots. The property is <br />located at 2167 McMenemy Street and is currently zoned Single- Family Residential (R -1). <br />My property, located at 2191 McMenemy, is immediately north of the subject property. <br />Although the certificate of survey produced by my neighbor might easily be interpreted as <br />indicating a rather level piece of land, from an elevation standpoint my property is <br />significantly lower than the majority of my neighbor's lot. <br />I am writing in opposition to the proposal for the following reasons: <br />• Surface runoff from my neighbor's lot currently runs across my property, and has on <br />the occasion of heavy rains and /or snowmelt eroded to my gravel driveway and <br />flooded my garage and sometimes my basement; <br />• The problems of erosion that used to occur infrequently (perhaps 4 times during the <br />first 35 years I have owned my house) have become a habitual problem since my <br />neighbor installed a substantial driveway and parking area, a "three- plus" car garage, a <br />swimming pool and two adjoining patio areas, all of which shed water that runs off his <br />property; [Please note my neighbor and my husband have over the last 10 or so years <br />worked to lessen the problem, but have not eliminated it] <br />® The proposed "new" building site will only add to the surface runoff (from roofs, <br />driveways and sidewalks) coming toward my property; <br />• Finally, in addition to the "Single- Family" restriction of the current city zoning <br />requirements, there is also a similar restriction in the abstracts of the 7 adjoining lots <br />located north of County Road B, west of McMenemy Street, and east of Interstate <br />35E (including the lot that is the subject of the request before you).
