The applicant <br />currently has a single family home on the property with an attached garage. The <br />materials indicate the size of the existing garage at 444 square feet. <br />The new garage would be placed behind the existing structure, and is proposed to be <br />840 square feet in area. The application is within the City's maximum 1,500 square foot <br />garage size, with a total of 1,242 square feet. <br />The parcel in question is more than one acre in size, and 86 feet in width. The new <br />garage would be 40 feet from the rear line of the existing home, and be served by an <br />extension of the existing driveway. The City has typically required that such driveways <br />be no closer than 5 feet from the side property line. This would leave a driveway width <br />of 10 feet along the north side of the attached garage. Planning staff would recommend <br />a row of shrubs or small trees to screen and delineate this edge to avoid potential <br />encroachment of the driveway toward the north. <br />The City typically adds conditions to these types of Conditional Use Permits as follows: <br />1. The design of the detached garage be similar to the existing house, replicating <br />some of its architectural details (i.e. roof pitch). <br />2. The same or similar quality exterior building material be used on the detached <br />garage as the principal building. <br />3. The color of the detached garage (siding and roofing) match the color of the <br />principal building. <br />
