The applicant currently has a single family home on the property with an attached garage. The materials indicate the size of the existing garage at 444 square feet. The new garage would be placed behind the existing structure, and is proposed to be 840 square feet in area. The application is within the City's maximum 1,500 square foot garage size, with a total of 1,242 square feet. The parcel in question is more than one acre in size, and 86 feet in width. The new garage would be 40 feet from the rear line of the existing home, and be served by an extension of the existing driveway. The City has typically required that such driveways be no closer than 5 feet from the side property line. This would leave a driveway width of 10 feet along the north side of the attached garage. Planning staff would recommend a row of shrubs or small trees to screen and delineate this edge to avoid potential encroachment of the driveway toward the north. The City typically adds conditions to these types of Conditional Use Permits as follows: 1. The design of the detached garage be similar to the existing house, replicating some of its architectural details (i.e. roof pitch). 2. The same or similar quality exterior building material be used on the detached garage as the principal building. 3. The color of the detached garage (siding and roofing) match the color of the principal building.
