Council Members <br />September 16, 2004 <br />Page Two <br />Utility Plan <br />1. A hydrant should be added between Lots 1 and 2 or Lots 11 and 12. <br />2. All watermain should be wrapped. In addition, stainless steel bolts shall be used on all <br />fittings, hydrants, and valves. <br />3. All valve boxes shall be installed upon the valve with the use of a Gate Valve Adaptor as <br />manufactured by Adaptor Inc. or approved equal. <br />4. The watermain parallel with Viking Drive is currently shown in the wrong location. The <br />existing watermain extends directly from the hydrant to the west. The connection to the <br />existing watermain will therefore be within the existing fence. The hydrant at the end of <br />the cul -de -sac on Viking Drive should be noted to be removed and replaced as the <br />watermain currently terminates at this point. The plans should be modified to show this <br />correctly. <br />5. Approval will be necessary from the Minnesota Department of Transportation for <br />installation of watermain within their right -of -way on Highway 36. A copy of an executed <br />permit should be provided to the City. <br />6. The City has located the end of the buried storm sewer pipe in the southwest corner of <br />the development and marked it with a green metal stake. The Developer should be <br />required to provide an outlet from the pipe to the proposed ponds. There is a separated <br />joint in the pipe approximately ten feet from the outlet which should be repaired by the <br />Developer. <br />Details <br />1. The hydrant detail should be modified to show the hydrant installed five -feet behind the <br />curb and the valve box located two and a half -feet from the hydrant. A note should be <br />added that stainless steel bolts will be required. <br />2. The valve and box installation detail should be modified by removing the wood blocking <br />note and adding a note that a valve box adapter will be required. <br />3. The casting number on the standard manhole detail should be revised to R- 1733 -5044- <br />2B8. In addition, a one -foot section should be shown below the cone. <br />4. The water and sanitary service detail should be modified to indicate a forty -five degree <br />bend for the sanitary service up to a five -foot depth. <br />5. The private street section detail should be modified to indicate B618 curb and gutter. <br />The street width back to back should be modified to thirty two -feet. <br />Other Comments <br />1. The City is investigating methods to improve the treatment of storm water runoff from <br />County Road B2 that is not associated with this development. Possible options for <br />treatment are a treatment structure or enlarging the ponds within the development. Use <br />of a pond will result in improved treatment of runoff from a larger range of storms, <br />however this option is more land intensive. An increased pond size will probably result <br />in the loss of one buildable lot. <br />Ltr- 091604- council <br />
