The <br />shared driveway option appears to be better than requiring relocation of the driveway <br />and retaining walls. <br />As a final note, the City may wish to consider house placement on the new lot. The <br />existing home is more than 53 feet from McMenemy, and the existing home to the north <br />of the new lot is even farther back. Since the width of the new lot increases to the rear, <br />it may be advantageous to require a setback from McMenemy equal to that of the <br />existing home. This will allow for an increased buildable area for the new home, and <br />help ensure that access to the existing driveway is functional. <br />Summary and Recommendation <br />Planning staff recommends approval of the subdivision as presented, with conditions as <br />follows: <br />1. Recordable restrictions are included to limit driveway access to the existing, <br />shared location. <br />2.
