MINUTES PLANNING COMMISSION JULY II, 2002 PRELIMINARY & FINAL PLAT - TACIIENY ADDITION Duray asked about the rootline The Deputy Clerk reported that there will be a pitched rooFon the meta. addition to the building. The City and Common Bond are working to identify funding sources for the addition of a pitched room on the existing building. IF funding is not identified, then the existing Garden Terrace building will continue with a flat roof until such time as there is money to add a pitched roof. Brandon Schelhn . Maple Lane, asked if there could be some landscaping added to the back of the lot where the new addition will be constructed to soften the impact on the adjacent residential neighborhood, Duray reported that there is currently a line of trees behind the existing Garden Terrace building, and the suggested that this landscaping be extended for the new addition. Duray recommended approval of the Preliminary and Final Plat For Garden Terrace subject to compliance with the recommendations of the City Planner as outlined in his report dated July 3, 2002, subject to the addition of screening along the back of the property continuing the line of screening behind the existing Garden Terrace building, and subject to Common Bond entering into a covenant agreement requiring compliance with all building code requirements should the common ownership of the building change.
