The subject lots are legal non - conforming lots of record that <br />have no direct street frontage. The middle house, number 3246, gains its access via a <br />driveway across the north side of 3248. The lake lot, number 3244, gains its access via <br />a driveway that crosses both 3246 and 3248 along the south property line. The <br />easternmost lot (3244) fronts on Twin Lake. Lots that front on Twin Lake must be at <br />least 20,000 square feet in area, whereas lots in the shoreland area of the lake, but not <br />fronting, must be 15,000 square feet in area. <br />The proposed subdivision would divide a 10 foot wide strip from the middle lot (3246) <br />and add it to 3244, the lake lot. The land subject to the subdivision is a sloped area <br />between the two homes, and the subdivision would change the lot line dividing the two <br />houses to near the top of the slope along an existing tree line. After removing the 10 <br />foot strip, 3246 Twin Lake Road would be 90 feet in width (reduced from 100 feet) and <br />15,185 square feet in area, reduced from 16,875 square feet. Both dimensions would <br />still comply with the zoning standards applicable to this area. <br />Also to be considered is the building setback after the subdivision. The proposed lot <br />line would move to 18 feet from the house. Without specific street frontage, the front, <br />side, and rear yards are not well defined on these lots. It would appear to be <br />reasonable to interpret the east property line that divides the two subject properties to <br />be the side property line, given the shape of the parcel. With this interpretation, the 18 <br />foot setback would be for a side yard, in compliance with the 10 foot minimum side yard <br />setback. No other lot lines or setbacks are affected by this proposal. <br />
