10/23/2002 08:28 FAX 612 664 5850 FEDERAL DEFENDER
SANDY ARCAND
443 East Viking Drive
Little Canada, MN 55117
(651) 484 -0586 - home
October 22, 2002
Little Canada City Council
515 Little Canada Road East
Little Canada, MN '55117
Via FAX (651) 766 -4048
Re: Opposition to Preliminary Plat for the Preserve
001
Dear Council Members:
I have received notice of the Little Canada City Council agenda for October 23rd and
write in advance of the hearing to voice my opposition to the preliminary plat for
Palmen's preserve development.
In 1988 my husband and I moved to 443 East Viking Drive and became Little Canada
residents. Our home at 443 East Viking Drive is adjacent to the property previously
owned by Carol Wiese which Paltrmen's developers have acquired and propose to convert
into an access road to the proposed development. Thus, we are one of the homeowners
who stands to suffer the greatest as a result of this proposed development.
Under the proposal, it appears the access road off Viking Drive would start at one side of
the lot, with a new house being squeezed into the front confer, and then veer towards us
shortly after our garage and follow the property line towards the back. A second road
would run along the back of the property. Thus there would be roads on three sides of
our property. This undesirable position greatly concerns me. As a parent, the safety and
well being of my children is of extreme importance to me, Please note that our home is
located on Viking Drive, the frontage road to Highway 36. Viking Drive carries a high
volume of traffic. Our children generally play in the backyard rather than the front for
safety reasons. The submitted plan would enclose three sides of our property with roads.
Our location would be among the properties adversely impacted by this proposed road
situation.
