The property <br />has had a single family home with a detached garage and a second over -sized "shed ". <br />The applicants are demolishing the previous house and would like to build a new house <br />with an attached garage, keeping the existing detached garage. <br />The City's garage and accessory building regulations permit one garage with up to <br />1,000 square feet of floor area, plus one accessory shed of up to 120 square feet. By <br />Conditional Use Permit, a property can have a second garage, and may increase total <br />garage space to a maximum of 1,500 square feet in area. The existing garage is 685 <br />square feet. The proposed attached garage would be an additional 480 square feet, for <br />a total of 1,165 square feet, both conditions requiring the CUP. The second accessory <br />"shed" would need to be removed to comply with the City's regulations since it is <br />approximately 505 square feet in area. <br />The subject parcel is approximately 21,000 square feet in area, double the minimum <br />single family lot size. The City has often approved the additional square footage where <br />lots were oversized, and the additional accessory building area was not likely to impose <br />on neighboring property. The site plan for application appears to be consistent with <br />those standards. <br />One issue is raised by the plan, however. The applicant's plan shows that both the <br />existing garage and the new garage would have driveways to the street. The Zoning <br />Ordinance restricts single family parcels to one curb cut. Exceptions are very rare, and <br />typically relate to corner lot access on parcels with significantly more frontage than <br />
