normal. These conditions do not exist on this parcel. Planning staff would recommend
that only one driveway be permitted in accordance with City Code.
In summary, the proposed Conditional Use Permit to allow a second garage with a total
of more than 1,000 square feet of floor area be approved with the following conditions:
1. Removal of the "Existing Shed" shown on the site plan.
2. Design of the site to provide only one driveway in accordance with the Zoning
Ordinance.
3. Siding and roofing materials of the detached building to match the principal
building materials.
4. No home business activities may be conducted from the detached building
The applicant is proceeding with demolition of the previous home, and
footing /foundation work on the new home. If the CUP is not approved, the applicant
plans to construct the new home with an enclosed porch rather than garage space.
Planning staff had recommended that the floor plan of the house be reversed to allow
the two garages to share a single driveway, but the applicant did not wish to proceed
under such a plan. As a result, the site plan as proposed would not be practical due to
the need for a second driveway access. This issue should be considered as a part of
any CUP recommendation.
pc: Kathy Glanzer
Steve Westerhaus
Lee Elfering
Greg Schroeder
Rick and Judy Seeger, 2586 Spruce Street, Little Canada, MN 55117
