Planning staff would recommend <br />that only one driveway be permitted in accordance with City Code. <br />In summary, the proposed Conditional Use Permit to allow a second garage with a total <br />of more than 1,000 square feet of floor area be approved with the following conditions: <br />1. Removal of the "Existing Shed" shown on the site plan. <br />2. Design of the site to provide only one driveway in accordance with the Zoning <br />Ordinance. <br />3. Siding and roofing materials of the detached building to match the principal <br />building materials. <br />4. No home business activities may be conducted from the detached building <br />The applicant is proceeding with demolition of the previous home, and <br />footing /foundation work on the new home. If the CUP is not approved, the applicant <br />plans to construct the new home with an enclosed porch rather than garage space. <br />Planning staff had recommended that the floor plan of the house be reversed to allow <br />the two garages to share a single driveway, but the applicant did not wish to proceed <br />under such a plan. As a result, the site plan as proposed would not be practical due to <br />the need for a second driveway access.
